For Palmdale and Lancaster homeowners

Is the house feeling a little too big? Let’s talk it over.

I’m Ron Hier. For over 30 years I’ve helped homeowners work out what comes next, usually somewhere easier to manage and closer to family. We start by listening, and we go from there.

No rush and no pressure. Just a conversation.

Sound familiar?

Here’s what I often hear from homeowners, and what I usually say.

Ron HierThe Hier Advantage

  1. The home is just too big to take care of.

  2. I hear that a lot. One client went from 3,600 square feet to 1,500, and her home now costs her $700 a month less.

  3. I don’t have the money to maintain it.

  4. You’re not alone in that. We can look at your home equity together and see if it takes some stress out of the monthly bills.

  5. The kids have all grown and are living elsewhere.

  6. That’s why most of my clients move. They just want to be closer to their children and grandchildren.

  7. What if I sell and have nowhere to go?

  8. We make sure that never happens. Smooth transitions are our specialty.

Here’s how it usually goes. One step at a time.

Selling one home and buying another can feel like a lot. We’ll walk through it together, whether you stay in California or move out of state.

  1. 1

    We listen first

Tell us what you’d like, and we’ll make a plan that works for you.

  2. 2

    We map it out together

Your road map covers selling one home and buying the next, so you always know what’s coming.

  3. 3

    We help with your things

We can coordinate an estate sale and connect you with a moving company.

  4. 4

    We get the home ready

Our preferred vendors can handle paint, flooring, roofing, electrical and plumbing.

  5. 5

We show it at its best

Your home gets luxury property level marketing. If an off-market cash offer is ever in your best interest, we’ll talk it through.

  6. 6

    You move once

We coordinate the sale and the purchase, so you’re never left without a home.

A few people I’ve helped

Deborah O. was basically married to her home.

Her 3,600 sq ft, 5-bedroom, 4-bath home had become too much to manage, and there was no money left at the end of the month to do the things she likes with her daughter and grandson. Now she’s in a 1,500 sq ft home, still close by, and it costs her $700 a month less.

Tom L. is now 5 minutes from his daughter.

Tom needed better healthcare and some help with his appointments, and he wanted to be closer to his daughter, son-in-law and granddaughters. We found him a place 5 minutes from his daughter, in a senior retirement center with other active seniors. He feels very happy.

In process now

Chris S. and his wife only have to move once.

Their 4,000 sq ft home sits on 2.5 acres with an ADU they don’t use, and the stairs have become too much. They found a single-story home in a new-build community a few miles away. We’re coordinating the sale and the new-construction closing, so it should basically be a seamless transition.

Wondering what this could look like for you?

It’s normal to have questions.

You’re not the first to feel this way. Here’s what I usually say.

  • “I have a hard time parting with the home I raised my family in.”

Of course. That home holds a lot of memories. There’s no rush, and we always start by listening.

  • “I don’t know what I’m going to do with all my stuff.”

Almost everyone feels that way. We can coordinate an estate sale, so you don’t have to sort through decades of belongings on your own.

  • “The cost of moving doesn’t make sense with all the fees.”

That’s a fair concern. We can go through the numbers together, with your CPA or financial advisor if you’d like.

  • “I don’t have enough help to move everything.”

You won’t have to do it alone. We work with a moving company and an estate sale company, and we’ll help coordinate it all.

  • “I’ll have to make new friends.”

I understand. Tom found a place with other active seniors, 5 minutes from his daughter, and he feels very happy.

  • “Interest rates are too high.”

They can feel that way. We can look at your numbers together, with a CPA or financial planner if you’d like, and you can decide from there.

No rush. No pressure. Just a conversation.

If you’d like to talk through what’s next, I’d be glad to listen.
